Property Search Tips
The single, most important property search tips is to avoid using websites like Zillow and Trulia when buying a home and searching for property. Their real estate listing information is not the most accurate nor is it the most up-to-date. Find a local Lake Norman Realtor and sign-up to use their website’s property search.
Zillow and Trulia use local multiple listing services (MLS) that “fed” them listing information. It is the same local listing services used by local Realtors. Whatever the reason, their information shows incorrectly.
Examples of Inaccuracies
- A listing agent inputs by hand every detail of a new listing; let’s say an agent inputs in their local MLS “full bath – 2”, “half bath – 1”. In both Trulia and Zillow it shows “baths – 3”. Do you want your heart set on a 3 full bath home? Did you and your Realtor waste time, yes!
- You found 5-8 houses you wanted to tour. You contacted a Realtor only to find out 6 of them were sold or under contract as much as a year ago. Realtors are required by their local MLS to updated the listing status within 24 hours of a change. This could be status changes like “under contract”, “sold”, “back on the market” or “price adjustment”. Again, time wasted.
